How long does a roof coating actually last?
GAF HydroStop silicone and acrylic systems are warranted 10, 15, or 20 years depending on the application thickness we specify. Real-world service life typically matches or exceeds the warranty tier when the substrate is prepped correctly and the system is re-coated at the 10–15 year mark.
Will coating void my existing roof warranty?
No. GAF's HydroStop system is engineered to coat over TPO, EPDM, modified bitumen, BUR, and metal — and in most cases the original manufacturer has a formal approval letter on file. We confirm compatibility before writing the proposal.
Is roof coating tax-deductible as maintenance?
In most scenarios coating is treated as repair/maintenance rather than a capital improvement — which means it can be expensed in the year of installation (Section 179 eligible) rather than depreciated over 39 years. Always confirm with your tax advisor.
